A focused inspection of the four major systems insurance carriers care about — roof, electrical, plumbing, and HVAC. Required by most Florida insurers for homes 25+ years old.
If your home in Florida is 25 years or older, most insurance companies will require a 4 Point Inspection before they'll write or renew a policy. The "4 points" are the four systems most likely to cause a claim: the roof, electrical, plumbing, and HVAC.
I evaluate the age, condition, and remaining useful life of each of these systems and document everything on the standard insurance form. The report is delivered promptly so you can get it to your insurance carrier without delay.
Because of my background — high-voltage splicing for Connecticut Light and Power, residential and commercial wiring with S&S Electrical, and a decade of hands-on residential repair — I bring a real understanding of what matters in each of these systems, not just a checklist.

A Florida-specific inspection that documents the wind-resistant features of your home. Most homeowners qualify for meaningful insurance discounts once these features are on file.
In Florida, wind mitigation features can save homeowners significantly on their insurance premiums — but only if those features are properly documented on the state Wind Mitigation form (OIR-B1-1802).
I inspect and document each of the categories your insurance carrier needs: roof covering and roof deck attachment, roof-to-wall connection, roof geometry, the secondary water resistance layer, and opening protection like impact-rated windows, doors, and shutters.
The completed form is sent directly to you so you can forward it to your insurance carrier. Many homeowners find the inspection pays for itself many times over in the first policy renewal.

An infrared scan that reveals problems hidden behind walls, ceilings, and floors — moisture, missing insulation, electrical hot spots, and air leaks the eye alone can't see.
Thermal imaging uses an infrared camera to detect temperature differences across surfaces. Those temperature patterns reveal problems that simply aren't visible with the naked eye — water leaks behind drywall, missing or compressed insulation, overheated electrical components, and gaps in the building envelope.
I add thermal imaging to inspections when conditions are right for it, and I offer it as a standalone service for homeowners who suspect a hidden issue but don't want to start opening up walls.
Because I have hands-on electrical experience, I can interpret electrical hot spots in a thermal image and tell you whether you're looking at a wiring concern that warrants further investigation or a benign warm spot.
